New Hampshire 7 and 30 Day Notices to Comply or Quit

The New Hampshire seven (7) and thirty (30) day notices to comply or quit are served on tenants who have damaged a rental property or otherwise violated the terms of their lease. This notice informs the tenant of the reason for the eviction and the date by which the tenant must leave the property or cure their violations. If the tenant caused substantial damage to their rental unit, exhibited behavior that affects the health and safety of others, or if the landlord has other “good cause” to evict them, the tenant will be given seven (7) days notice to vacate. “Good cause” is described, by law, as any business or economic justification which does not relate to the tenant’s inaction or action. Thirty (30) days’ notice must be given for any other lease violations. The landlord is not required to give the tenant time to correct their behavior/lease violations. The notice may be delivered to the tenant by the landlord, a professional process server, a sheriff, or another individual of the landlord’s choosing who is at least 18 years old. They must serve the document in-person or visibly post it on the premises with an additional copy sent by certified mail. Once delivery has occurred, the person who served the document must fill out the delivery certification section at the bottom of the second page on a copy of the notice form.
