Oklahoma Immediate Notice to Quit

The Oklahoma immediate notice to quit is a legal form that a landlord will serve on a tenant who has committed criminal activity on the rental premises and/or caused (or threatened) damage to the property or other tenants. An example of a criminal activity that is grounds for immediate eviction is drug manufacturing and trafficking. The notice form informs the tenant that the lease agreement is terminated effective immediately and that they must vacate the unit as soon as possible. If the tenant fails to move out, the landlord can immediately file an eviction lawsuit. Eviction lawsuits are typically filed in the Small Claims division for the District Court of the rental property’s county location.
