Vermont 14 Day Notice to Pay or Quit

The Vermont fourteen (14) day notice to pay or quit is a legal document that is served on a tenant who has failed to pay their rent. The tenant must be served this notice and be given the full fourteen (14) day period to pay the past due rent before the landlord can file an eviction lawsuit in Superior Court. If the tenant does not pay the rent or move out within the fourteen (14) day period, the landlord has the right to bring an eviction action against them. The landlord must serve the notice in-person, send it by certified mail (with return receipt), or post the notice prominently on the property (usually the front door). The “Proof of Delivery” section on the second page of the document must be completed after the tenant has been served the notice.
