Washington 20 Day Lease Termination Letter | Month to Month Tenancy

The Washington twenty (20) day lease termination letter is a document that may be used by a landlord to give notice to a tenant that they plan to terminate their monthly rental agreement. The letter gives the tenant twenty (20) days’ notice to move off the property. If the tenant does not vacate by the end of the notice period, the landlord can file an eviction lawsuit against them. Although no reasoning is required of the landlord to terminate the rental agreement, they cannot terminate it in retaliation or discrimination of the tenant. In Seattle, as opposed to the rest of the state, month-to-month tenants must be given a valid reason for being evicted (see just causes for eviction).
