The Nevada three (3) day notice to quit is served to tenants who have committed severe lease violations or persisted in illegal activity on the property. A tenant can be served this notice if they are a considerable nuisance or if they use drugs, permit waste, or carry on an unlawful business on the premises. Furthermore, if the tenant rents or sublets to any unauthorized individuals in contravention of their lease, they may be given this unconditional notice to vacate. The tenant will have three (3) business days to move out from the date that the notice was given. Once the notice has been filled out, the landlord should make a copy so that the “Declaration of Service” portion of the form may be completed after the original copy has been served on the tenant.
