The Louisiana ten (10) day notice to quit informs a month-to-month tenant that they must vacate the rented property within ten (10) days. The landlord or their agent may serve the notice to the tenant personally or by fixing a copy to the front door of the dwelling (a witness must be present at the time of service). Alternatively, the notice to quit may be served to the tenant via certified mail with a return receipt requested. If the tenant does not move out within the ten (10) day period, the landlord has the right to terminate the lease or rental agreement and seek an eviction judgment by filing a Rule for Possession action (a.k.a. eviction lawsuit) with the court.
Note: The tenth (10th) day of the notice period must be the last day of the month.
