The New Hampshire thirty (30) day lease termination letter is used to terminate a month-to-month or “at will” tenancy. The notice provides the tenant (or landlord) with thirty (30) days’ notice of the serving party’s intention to terminate the lease agreement. The notice must be served at least thirty (30) days prior to the date of the lease’s termination. Although no specific reason is required for a landlord to terminate an “at-will” tenancy, the termination cannot be made in discrimination or retaliation towards the tenant. The letter must be delivered personally or by certified mail by the landlord or another authorized party who is at least eighteen (18) years old. If the document is mailed, a copy must also be posted on the rental property. At the bottom of the form is the “Proof of Service” section. This section must be filled out by the individual who delivered the notice after it has been served.
