The New York fourteen (14) day notice to pay or quit is used to notify a tenant of the landlord’s intention to terminate the rental agreement and file an eviction lawsuit due to the tenant’s failure to pay rent. The notice provides the tenant with a minimum of fourteen (14) days to either pay the past due amount or vacate the rental property. In the New York court system, this notice is often referred to as a “rent demand.” Although it can technically be given to the tenant verbally, it is preferable to issue the tenant a written demand. If the notice was served and the tenant does not comply, the landlord can file an eviction action against them in court.
