Louisiana 5 Day Notice to Pay or Quit

The Louisiana five (5) day notice to pay or quit is a standard eviction letter used in the majority of Louisiana eviction cases. The notice indicates to tenants that they have failed to pay rent per the terms of the lease or rental agreement. If the tenant does not pay the total amount due or move out within five (5) days after the notice has been served (not including weekends and holidays), the landlord is permitted to terminate the tenancy and file an eviction lawsuit with the court.

During the five (5) day notice period, the landlord has the right to refuse late rent payments thus providing the tenant with no option of retaining their tenancy. For these circumstances, the landlord should serve the tenant with the 5-Day Notice to Quit.
