New Hampshire 7 Day Notice to Pay or Quit

The New Hampshire seven (7) day notice to pay or quit is a legal document which a landlord will serve on a tenant who has failed to pay their rent on time. Before the landlord can serve this notice on the tenant, they must give them a written Demand for Rent. If the tenant does not comply immediately with the demand, the landlord can serve them with an eviction notice with seven (7) days’ notice to pay or quit. The eviction notice must be served in-person or sent by certified mail and posted on the premises. The tenant will have seven (7) days to pay the amount owed from the date the notice was received (plus an additional $15), or they must move out. In the event that the tenant doesn’t pay the full amount or vacate on time, the landlord will file an eviction lawsuit against them in court.
