New Mexico 3 Day Notice to Quit | Substantial Violation of Rental Agreement

New Mexico three (3) day notice for substantial non-compliance (Form CV-105) is used in extreme situations to evict a tenant, such as when a tenant has committed a crime, has injured someone, or has significantly damaged the rental property. The notice describes the lease violation and gives the tenant three (3) days to vacate the rental unit or face litigation in court. When given this type of notice, although the tenant can contest the eviction in court, they have no other recourse to avoid being evicted.
