The Ohio thirty (30) day lease termination letter is to be used to inform a tenant or landlord of the other party’s intention to terminate a month-to-month or “at-will” lease agreement. The notice gives the tenant thirty (30) days to vacate the rental unit. Failure of the tenant to vacate the rental property by the end of the notice period gives the landlord with the right to file an eviction lawsuit against them. No reason is required for the termination of a monthly or “at-will” rental agreement.
