The Virginia thirty (30) day lease termination letter is used by a landlord or tenant to terminate a monthly rental agreement. Although no specific reason is needed to terminate a month-to-month tenancy, the termination cannot be made due to the landlord’s discrimination or prejudice against the tenant’s race, gender, age, religious affiliation, appearance, etc. The notice gives the tenant thirty (30) days to vacate the rental property. If they do not move out within the thirty (30) day period, the landlord can file an eviction action against them in court.
