Arkansas 14 Day Notice to Comply or Quit

The Arkansas fourteen (14) day notice to comply or vacate is to be used by the landlord when a tenant has violated the rental agreement. The landlord will have the fourteen (14) days to make the fixes to the infraction, and if it is not remedied within the notice period, the rental agreement may be terminated. The landlord will be required to file a lawsuit in the civil court unless the landlord and tenant can otherwise come to a settlement.

Note: If the violation is a cause of a serious health hazard, the landlord can terminate the lease immediately.
