The Idaho three (3) day notice to pay or quit is a letter warning tenants to either pay their rent or else be forced to vacate. There is no statute in Idaho specifying a grace period for late rent. Therefore, the landlord may serve notice to the tenant as soon as the individual fails to pay by the pre-established due date. If the tenant neither pays their overdue rent nor vacates the dwelling within three (3) days of receiving notice, the landlord may seek to obtain a Writ of Restitution by filing an eviction lawsuit (a Writ of Restitution authorizes the sheriff to forcibly remove the tenant from the premises of the rental unit).
