Kansas 30 Day Notice to Quit | 2nd Non-Compliance

The Kansas thirty (30) day notice to quit is only to be served to tenants that have committed a second lease violation within six (6) months of receiving the initial 14/30-Day Notice to Comply or Quit. The thirty (30) day notice to quit does not give the tenant any chance to cure the violation; they are required to vacate the rental property within thirty (30) days of being served with the notice. If the tenant does not vacate the premises within the notice period, the landlord can terminate the lease agreement and file an action for eviction in court.
