If a tenant does not pay their rent on time in the State of Montana, their landlord can serve them with a Montana three (3) day notice to pay or quit. This document informs the tenant how much rent they owe and gives them three (3) days to pay the amount in full or vacate the property. When serving the notice, the landlord has the option of delivering it either in-person or by mail. However, if they serve the notice by mail, the lessee will have an additional three (3) days from the postage date added to their notice period. If the tenant does not pay the rent owed or leave the rental unit within the allotted timeframe, the landlord will terminate the lease and file an eviction lawsuit against the tenant.
