Rhode Island 5 Day Notice to Pay or Quit

The Rhode Island five (5) day notice to pay or quit is an eviction letter that warns tenants to either pay the total rent owed or vacate within five (5) days. The notice may only be served once the tenant is more than fifteen (15) days late on rent. After the fifteenth (15th) day, the landlord must deliver the notice to the tenant by first-class mail. The tenant will have five (5) days from the date of mailing to pay the rent or vacate the premises. If the tenant does not adhere to these requirements, the landlord may terminate the tenancy and file an eviction lawsuit in the district court.
