The Virginia twenty-one/thirty (21/30) day notice to comply or quit is a document that is given to a tenant who has committed a violation of the lease agreement. The notice gives the tenant twenty-one (21) days to correct the problem or pay damages. If the tenant fails to cure the lease violation(s) within that period of time, they will have to vacate the premises at the end of the thirty (30) day period (from the date of service) or be sued for possession of the property by the landlord.
