The Vermont thirty (30) day notice to comply or vacate, according to § 4467(b)(1), is the notice that must be served on a tenant who has committed a lease violation. The notice informs the tenant that they have 30 days to either cure the violation(s) or move out of the rental unit. The landlord can file an eviction action against the tenant if they fail to comply with the notice (i.e. they don’t remedy the violation or they fail to vacate the unit). Acceptable forms of service include personal delivery, certified mail, or the notice being posted on the premises of the property.

How to Write
Step 1 – Enter the name(s) of the tenant(s) in the first input field, and then enter the name of the landlord in the second input line/field.
Step 2 – Write the full address of the rental property/unit (street, unit, city, county, state, ZIP), and then put the start date of the lease agreement in the “Date of Lease Agreement” field.
Step 3 – Provide a detailed description of the lease violation(s) that the tenant has committed.
Step 4 – Fill in the date and time that the tenant must remedy the violation (or vacate the unit) by.
Step 5 – Fill out the “Proof of Delivery” page after the tenant has been served with the notice. Select the delivery method that was used, enter the time/date of service, and then the person who served the notice should sign/print their name.
