The California three (3) day notice to quit or vacate is used by landlords when a tenant has used the property to commit an illegal act, committing waste, or committing a nuisance. Upon receipt of this notice, the tenant has three (3) days to vacate the rental property with no option to cure or remedy the issue. If the tenant does not vacate the premises, the landlord can begin the lawsuit eviction (unlawful detainer) process at the local superior/trial court.
