The Florida three (3) day notice to pay or quit is an official warning to a tenant that if they do not pay all back-rent to the landlord that their rental agreement is able to be terminated by the landlord. There is no grace-period in Florida which means the landlord may issue the notice the day after rent is due (§ 83.56(3)). If the tenant chooses to vacate the property they shall remain responsible for the rent until the expiration of the agreement. If they choose to do neither then the landlord will be forced to file an eviction action (forcible entry and unlawful detainer).
