The Iowa three (3) day notice to pay or quit is to be used by a landlord to inform tenants of their failure to pay rent. A tenant may be served with this notice by the landlord immediately after they neglect or refuse to pay by the prescribed due date. The tenant can respond by either paying rent in full or quitting the premises within three (3) days. If they do not comply with the notice requirements, the landlord has the legal right to terminate their lease and file a Forcible Entry and Detainer action in court.
