The Illinois ten (10) day notice to quit is for landlords to use when a tenant has committed a lease violation. The notice shall state the specific infractions for which the tenant is liable and provide instructions on how the issue may be remedied. Upon service of the notice by the landlord, the tenant will have ten (10) days to either correct their violations or vacate the rental unit. If the tenant does not comply with the notice after ten (10) days, an eviction lawsuit may be filed by the landlord to seek recovery of the dwelling.
Note: A tenant who commits unlawful actions on the premises of the dwelling need only receive five (5) days’ notice. For these evictions, use the 5-Day Notice to Quit – Unlawful Activity.
