The Maryland thirty (30) day notice to comply or quit informs a tenant that they have thirty (30) days to either fix their lease violations or vacate the rental unit. If the tenant fails to fix (i.e., “cure”) the violations or move out within thirty (30) days, the lease agreement will be terminated and the landlord must file a Breach of Lease action with the district court. A reduced notice period of fourteen (14) days may be given to the tenant if their actions pose a clear and imminent danger to the dwelling or any person on the leased property (for these cases, the landlord shall serve the tenant with a 14-Day Notice to Quit).
