The Mississippi three (3) day notice to pay or quit is a legal document which a landlord serves to a tenant who has failed to pay their rent. This notice informs the renter how much they owe and that they have three (3) full days to pay the funds owed or vacate the premises before they will file an eviction action in court. If the occupant refuses to leave the dwelling and/or is unable to satisfy the rent payment, they may be removed by a judge of the county court, justice of the peace, or municipal representative. The person issuing the notice must make a copy of it before it is delivered. When the three (3) day notice is served to a tenant, the landlord will need to complete the “Certification of Delivery” section which declares that the delivery occurred.
