The Tennessee three (3) day notice to vacate can only be used when a tenant has severely damaged the rental property, committed a violent act on the premises, or engaged in drug-related criminal activity. This notice gives the tenant 3 days (from the date of service) to vacate the rental unit. If the tenant does not move out of the property by the end of the third day, the landlord can file an eviction action in court.
