The Washington three (3) day to pay or quit, according to RCW 59.12.030(3), must be served on a tenant when they have failed to pay rent (in accordance with the lease agreement). The notice provides the tenant with three (3) days to either pay the rent or move out of the rental unit. The notice also informs the tenant that if they do not pay the past due rent (or move out), then the landlord will file legal proceedings (i.e. an eviction lawsuit) against them. The notice can be served via personal delivery, certified mail (plus a second copy posted on the premises), or left at the unit with a resident of “suitable age and discretion” (and then a second copy sent through the mail).
How to Write
Step 1 – Download the form (click here – .PDF format).
Step 2 – Print the form out. In the “To” input line at the top of the notice, enter the name(s) of the tenant(s).
Step 3 – In the second input line, put the full address of the rental property/unit (street, unit number/name, city, county, state, ZIP code).
Step 4 – Fill out the “rental period(s)” and “amount” sections (enter the past due amounts and the corresponding rental periods).
Step 5 – Date the form (write out the day, month, and year) and then sign your name in the “Signature” field.
Step 6 – Print your name and then enter a contact address.
