Washington 14 Day Notice to Pay or Vacate

The Washington fourteen (14) day notice to pay or vacate is a document that a landlord serves on a tenant who has failed to pay their rent. The tenant will be given fourteen (14) days from the service date to either pay the full amount owed or vacate the premises. The notice also informs the tenant that if they do not comply with the notice, the landlord will file an eviction lawsuit against them. The landlord must serve the notice on the tenant by personal delivery, by certified mail with a second copy posted on the premises, or by leaving a copy with another resident of “suitable age and discretion” with a second copy sent by mail.
