The Wisconsin five (5) day notice to quit is served upon a tenant by their landlord who has been made aware of criminal activity or nuisance pursuant to § 823.113 (1) or (1m)(b). This notice does not provide the tenant with an opportunity to remedy the situation and demands that they vacate the premises within (5) days or risk being taken to court. The notice states the type of nuisance/activity, when the issue occurred, and who was involved in said issue as well as the tenant’s right to contest the eviction. The tenancy may not be terminated by the landlord without proof of the credible evidence of the stated allegation.
