The Minnesota fourteen (14) day notice to pay or quit is to be used by a landlord to inform “at will” tenants that rent must be paid (a tenant is “at will” when their rental agreement does not indicate a fixed end date). After the tenant receives the notice, they will have fourteen (14) days to either pay the total amount due or vacate. If the tenant does not comply by the end of the notice period, the landlord can file an eviction action in the district court. The tenant will then be served with a Summons and Complaint informing them of the trial date.
