A lease termination letter is a form that is sent by a landlord to a tenant when they have decided to end a tenancy at will in accordance with the respective State laws. The notice, usually sent within thirty (30) days of the next payment, may be sent by the tenant or landlord when the intention is to cancel a month to month lease.
The letter must be sent using one of the State-approved methods which usually consists of sending:
- Personally to the tenant or landlord with the other party signing to acknowledge they received it;
- Left with someone of age at the residence (with signature);
- Sending registered mail with return receipt; and
- Leaving on the premises in a conspicuous place so that the resident may view.
